A CONVEYANCING GUIDE - HOW TO BUY AND SELL YOUR HOUSE
 

What is involved when I want to buy or sell a house?

We hope that this guide will give you some basic information about the process.

The transaction takes on average 8 weeks in our experience but this may be longer if there is a chain or other complicating factors come to light.

It starts when you ring us and ask us to act on your behalf. Estate agents then pass on the property and other solicitor details to us. We then use our IT systems to immediately obtain your Title Information document from the Land Registry. We prepare the contract and send it to your purchasers' solicitors together with other documentation.

On your purchase we will ask you for money to commission searches which will be sent once we have received the necessary documents from the Sellers' solicitors.

Once your searches are received by us and we have satisfied ourselves as to the legal title of your intended property we co-ordinate exchange of contracts with all sides. You will come and sign all of the legal documents in readiness for the two staged process.

Nothing is certain until contracts are exchanged. A deposit usually of 5 or 10% is sent on exchange. Then the agreement is binding and a date is set for completion. You must insure your new house from the date of exchange.

On completion the monies are sent from the banks to the solicitors and on to the receiving parties before the keys can be handed over. Mortgage payments will commence from the date of transfer of the funds. Banks deal with thousands of transactions each day but our IT link is fully computerised and instantaneous.

REMEMBER - read the meters, contact your Council Tax department, stop the old mortgage payments and move all your belongings on the day of completion. When we telephone, you can hand over the keys, but not before!

So we hope this gives you some guidance. If we can help you call us, as moving home can be the most stressful thing that you ever do. We hope to make it as stress free as possible. You won't get a call centre and won't talk to different people each time you call. We will be available to help you.
